The program you are describing is pretty easily accomplished by designing the house in two wings, one timberframed and one not. Within 2,000sf you should be able to fit in an entry, big great room, kitchen, master suite, guest bath, small office, closets, laundry room, and a small mechanical room with relative ease.
You are well advised though to use SIPs on the entire house, as changing from SIPs to stud framed construction involves different wall thicknesses, and other things that drive the cost of combining the two systems up. Also, you would lose the energy advantage of SIPs. SIPs can be used with or without timber framing.
The floor planning is of course a function of the site, sun, budget, and your needs/preferences. Most owners spend great amounts of time looking for available plans before going to an architect or professional designer. Judd Dickey, Architect
Dave,
What it seems you are looking for is a timber frame hybrid. In this case, you would choose just the great room and kitchen for timber framing. We can certainly discuss with you the options of this. While we do not offer stock plans, we might be able to discuss your desires and tweak a design from previous use. And, we would be happy to design around the 2,000 sq. ft. that you mentioned.
If you'd like to talk about this as an option, I think Tony Zaya in our office would be the best person to speak with. He has been with the company since its inception in '96 and has built several homes for himself, including a timber frame hybrid with just timber trusses in the great room. You can reach us at 717-755-2990 or by email at details@lancotf.com. We would be happy to speak about design only or design and the bidding on the timber frame.
I look forward to hearing from you.
